What to settle about the roof before anything gets bolted to it.

Houston gets plenty of sun, and rooftop solar keeps growing across the metro. We are roofers, not solar installers, so this article covers the half of the decision that is squarely our lane: what solar means for the roof underneath it. The short version — the roof decision comes first, because every panel bolted on top of aging shingles is a panel someone will pay to remove and reinstall later.
No — if your roof will need replacement within the life of the solar system, replace the roof first. Panels are typically warrantied for 25 years or more, while an asphalt shingle roof in Houston's heat often will not last that long from installation day. Mount a new array on a 15-year-old roof and you are almost guaranteeing a mid-life remove-and-reset project.
A useful rule of thumb: if the roof has less remaining life than the payback period of the solar system, reroof first. Age is the starting point, but condition is the answer. Before signing a solar contract, get an independent roof inspection: a roofer with no stake in the solar sale will tell you whether the deck, shingles, and flashings can carry a 25-year commitment. Some solar companies offer their own roof assessment; a second opinion costs nothing and removes the conflict of interest.
On shingle roofs, racking rails are anchored by mounts lag-bolted through the roof surface into rafters or blocking. Every mount is a penetration, and each one must be flashed — not just sealed — so water sheds over metal instead of relying on caulk around a bolt hole.
Quality installers use flashed feet or mounting systems that integrate with the shingle courses the same way a vent flashing does. What we do not want to find, and sometimes do, is a rail foot set in a blob of sealant directly through the shingles. Sealant-only penetrations are tomorrow's leak calls, and with an array overhead they are much harder to reach and repair. Ask any solar bidder exactly which flashing system they use at every attachment point and how penetrations are documented.
They can complicate it. Shingle manufacturers generally maintain coverage on the shingle product itself, but leaks at solar penetrations belong to whoever made the holes — the solar installer — not the roofer or the shingle maker. Workmanship warranties are the bigger issue: many roofing workmanship warranties exclude damage caused by other trades working on the roof after installation. The clean solution is coordination: when the roofer and solar installer plan the job together, attachment points, flashing methods, and warranty responsibilities get documented before anyone climbs a ladder. The array has to come off — there is no way to properly tear off and re-shingle beneath mounted panels. This is called remove-and-reset (or detach-and-reset): a solar contractor de-energizes the system, removes panels and racking, stores them, and reinstalls after the new roof is on. It is typically priced per panel and adds meaningful cost to a reroof — commonly running into the low thousands of dollars for a full-size residential array, on top of the roofing work itself. Insurance may cover remove-and-reset when the reroof is part of a covered storm claim, but confirm with your adjuster before scheduling. This whole line item is exactly why sequencing matters: reroof first, then mount solar, and remove-and-reset stays decades away.
If you do end up reroofing under an existing array, coordinate the two contractors early. The solar company controls de-energizing, panel handling, and equipment warranties; the roofer controls tear-off, decking repairs, and the schedule between removal and reset. Gaps between those scopes are where problems live — panels stacked in a garage for weeks while a rain delay stretches on, or racking reinstalled before anyone verified the new penetration flashing. Get the sequence, storage, and responsibility for re-flashing each mount written into both contracts before work starts.

A reputable solar company will check attic framing as part of its site survey. If yours quotes a system without anyone entering the attic, treat that as a red flag and get the roof structure assessed independently.

A little of both. Panels shade the shingles beneath them from UV, which is genuinely helpful in Houston sun. On the other hand, the perimeter shingles around the array still weather normally, debris can collect under the panels where it holds moisture, and birds and squirrels sometimes nest in the sheltered gap — critter guards around the array edge are a worthwhile add-on here. The practical takeaway is that solar neither ruins nor rescues a shingle roof; installation quality at the penetrations is what decides whether the roof under an array stays dry.
Wind is the design case for everything on a Gulf Coast roof, arrays included. Racking systems carry engineering ratings for wind uplift, and your installer should show that the specified layout meets local design wind loads — especially in coastal counties where TWIA windstorm requirements come into play.
